Major Refurbishment of Timber Quay for Ulster University
Marcon is pleased to announce the successful completion of the multi‑million-pound refurbishment of Timber Quay in Derry~Londonderry, delivered as Principal Contractor on behalf of Ulster University. This significant project represents the latest addition to our commercial office fit‑out portfolio and forms an important part of the university’s plans to support its continued growth and expanding student population.
Ulster University recently acquired Timber Quay, a six‑storey mixed‑use building located on Strand Road, adjacent to its existing campus. The refurbishment works concentrated on half of the first floor, the third floor, and the fourth floor, transforming 2.5 floors into modern, flexible academic and staff spaces.
Marcon delivered a comprehensive refurbishment programme in line with Ulster University’s detailed requirements, including:
· New flexible academic spaces including computer labs, seminar rooms, teaching areas, a student hub and a staff hub with hot‑desking
· Upgraded MEP services, internal partitions, doors and high‑quality finishes
· Smart classroom technology, AV systems, enhanced Wi‑Fi, mechanical ventilation and acoustic treatments
· All works delivered in line with accessibility standards, fire safety regulations, and Ulster University’s sustainability and asset management protocols
Beyond the internal transformation, Marcon also delivered significant structural, mechanical and electrical upgrades throughout the building, alongside external improvements including a full flat roof replacement, rooftop plant installations and the construction of a new entrance canopy.
A key requirement of the project was ensuring zero disruption to existing tenants within the building. Marcon planned and executed the refurbishment to maintain a business‑as‑usual environment throughout, implementing robust logistical controls, phased working arrangements, and clear communication strategies to protect ongoing operations.
The successful delivery of Timber Quay strengthens Marcon’s long‑standing relationship with Ulster University and highlights our capability in managing complex refurbishment schemes across active, multi‑stakeholder environments.
