Timber Quay

Marcon were appointed as Principal contractor to deliver the multi-million-pound refurbishment works at Timber Quay in Derry~Londonderry for the Ulster University to support its continued growth and expanding student population.

Scope of work included:

·         Demolitions and alterations to reconfigure existing layouts

·         Internal construction works, including new internal walls, doors, and partitions

·         Full decoration upgrades to walls, floors, and ceilings

·         MEP installation and enhancements, including mechanical ventilation upgrades, Wi‑Fi infrastructure, and electrical systems

·         Integration of smart classroom technology, AV systems, and acoustic treatments to support high‑quality teaching and learning

·         Significant structural upgrades throughout the building, alongside external improvements including a full flat roof replacement, rooftop plant installations and the construction of a new entrance canopy.

·         Creation of a variety of new spaces, including: Computer labs, Seminar and teaching rooms, A student hub, A staff hub with hot‑desking capacity and Flexible academic environments designed to adapt to evolving educational needs

All works were delivered in strict compliance with accessibility standards, fire safety regulations, structural requirements, and Ulster University’s sustainability and asset management protocols.
